Dongguan Binhaiwan Bay Area “Industrial Upstairs” Industry Park to Go into Operation

New additions to Dongguan Binhaiwan Bay Area “Industrial Upstairs” Industry Park

Two smart manufacturing buildings for Phase I of the OFILM Photoelectric Imaging Industry Project have passed the acceptance check, and are expected to welcome its first dwellers in late October and early November

Phase I factory buildings of the 5.4-billion-yuan project will soon complete and operate

Covering 256 mu or so and about 813,000 square meter in floorage, the 5.4-billion-yuan OFILM Photoelectric Imaging Industry Project is Binhaiwan Bay Area’s key “industrial upstairs” industry park and focuses on developing new-generation information technology, smart manufacturing, new material, and other sectors. Detached headquarter buildings, smart manufacturing factories, and R&D offices, have been planned for the project.

The Phase I project consists of two smart manufacturing factory buildings: buildings No. 1 and No. 2. Building No. 1 has 13 storeys, each boasting an average floorage of 6,500 square meters; building No. 2 has 14 storeys and each has an average floorage of 5,000 square meters.

Recently, many potential enterprises have visited the industry park to learn the details of the factory buildings, including their spatial layout, fit-in with production line arrangements, and load transport conditions.

“Many customers, who have been waiting for long and are eager to move in, are quite relieved at the sight of the scene. One enterprise that produces on a large scale, for instance, has confirmed that they will move in and occupy two floors of the building as soon as it is delivered. The gross floor area will be about 10,000 square meters.”

Factory buildings have been designed to meet the production needs of different enterprises, allowing large production equipment and raw materials to “go upstairs”

“Industrial upstairs” is more than a mere stacking of space; factory buildings must be designed to meet the industry’s specific needs. OFILM Photoelectric Imaging Industry Project, which focuses on attracting electronic information enterprises, has fully considered the production features and needs of the industry as early as the planning and design stage.

The interior of the building features fine and even carborundum ground, neatly-arranged bearing beams, and space enough to accommodate any type of medium to large production lines. The unit area for each floor ranges from 1,500 to 2,000 square meters, and the floor height comes in three types: 4.5 meters, 6 meters, and 8 meters. The design enables the building to meet the production needs of virtually any enterprise.

Now that enterprises have “gone upstairs”, how should large production equipment and large quantity of raw materials be moved upstairs as well? 

Separation Distance: The distance between the two factory buildings is about 45 meters, which can enable the entry of large trucks and containers.

 Cargo Lifts


Cargo Load: Each building is equipped with 8 to 10 cargo lifts that can carry up to 2 tons, 3 tons or 5 tons of goods. On each floor there is also a special 25-square-meter hoisting platform with openable fences, where super heavy bulky items can be hoisted directly from the ground floor to the upper floors.

The loading dock on the ground floor is of hydraulic lifting type, so that trucks of different heights can unload easily.

The parking lot on the lower level 1 of the building provides more than 1,100 car park spaces. Near the entrance to the elevator of the parking lot, park spaces for small trucks and loading platforms are designed to separate the flow of large and small equipment.

Binhaiwan is expected to promote move-in of enterprises in October and implement preferential policies as promised

Enterprises presently disposed to settle in the park include mostly above-designated-size enterprises with annual output value of more than 20 million yuan, but also national high-tech enterpriser of over 200 million yuan in annual output value. They span many different sectors such as equipment manufacturing, injection molding, and NEV parts.

 In attracting investment, the park targets not only large enterprises, but also SMEs with innovation and high-growth potential. After they move in, the park will offer targeted services for their growth and incubation, such as policy application, latest information push, talent recruitment, resource integration & push, so that they can focus on business development and save daily operating costs.

Presently, the internal roads, exit passages, and landscape of the project are being constructed. According to the plan, contract-signing and move-in of relevant enterprises will be moving into top gear upon fire control acceptance and project completion filing in October.

 By then, OFILM Photoelectric Imaging Industry Project will be the first specialized new industrial park to operate in the Binhaiwan Bay Area. And Binhaiwan Bay Area will provide preferential policies and superior services to boost the growth of its resident enterprises.

On top of that, Binhaiwan will continue to focus on “industrial upstairs” and low-cost industrial space. Targeting priority sectors, it will assemble enterprises both upstream and downstream of the industrial chain, and improve policies and supporting industries to make itself a distinctive, specialized “industrial upstairs” park.
